			<content:encoded><![CDATA[<p><img class="alignleft size-thumbnail wp-image-1060" title="Clutter" src="http://cherylannflynnrealtygroup.com/wp-content/uploads/2011/07/clutter_room-150x100.jpg" alt="clutter room 150x100 Preparing a Home for Sale May Take Longer Than You Think" width="150" height="100" />If you&#8217;re thinking about selling, chances are you may be doing what a lot of people do, mentally minimizing the time and effort it takes to prepare a home for sale.</p>
<p>You may be thinking, &#8220;I have so much stuff!!  Where do I start?!?&#8221;   Well, mindset is an important consideration. The first thing to do is to step out of your &#8220;seller shoes&#8221; mentality and take an objective and critical look at the home from the eyes of a potential buyer who is looking for a bright, shiny, clean new environment to call home for the next several years.</p>
<p>Do the fixtures work properly or are they looking a bit tired and outdated?  Are the drawers and closets stuffed with papers and things you don&#8217;t really use or need?  Is there dust under things and in corners? Are the floors spotless and shiny?  Do you have collections that need to be sorted through and disposed of?  Are there odors or leaks?  What about the roof?  Furnace?  Water Heater?  Septic System?  Have you maintained all of these home systems?</p>
<p>Have you constructed rigs in places which you have gotten used to but that take away from aesthetic beauty of the house when seen from an objective buyer&#8217;s point of view?  Are the windows, light fixtures, tile and grout polished and shiny?</p>
<p>Make no mistake, cleaning, decluttering and preparing a home for sale is not a quick and easy job. In fact, it is a lot like moving and may give pause as to just how much &#8220;stuff&#8221; we as human beings accumulate throughout our lives and think we really need in order to be comfortable and happy!</p>
<p>It may require a year or two, or more, to go through everything in the house and either keep it or dispose of it, depending upon your living habits and whether or not you have accumulated a lot of stuff over the years.</p>
<p>But, after it has been done the whole house will smell, look and feel really beautiful!  And, you just may find that your mind is as free, clear and uncluttered as your house!<br />

<p>One of my passions is choral music and in 1993 I had the good fortune to sing with the Concord Chorus.  On Monday evenings I would leave the children with their father and get over to The Nashoba Brooks School where I would sing Dvorak&#8217;s &#8220;Hymnus: Heirs of the White Mountains&#8221;.   Today, while perusing historical sites about this beautiful town where my father grew up and farmed the land, and where I raised my children,  I am reminded, of the high level of talent evidenced in concerts presented by this chorus, a talent that reflects the love of community and the rich literary and cultural heritage of Concord Massachusetts.</p>
<p>In 1945, 125 members of  Concord, and surrounding communities,  joined together for the first time to sing a Brahms Requiem.  This moving piece is said to have provided a sense of comfort and connection during the turbulent years of healing after World War II.</p>
<p>Today the 80 members of the chorus celebrate its 65th year and continue to move audiences with their musicianship while singing sophisticated works such as Antonin Dvorak&#8217;s Te Deum or Pachelbel&#8217;s Magnificat in G.   This is certainly a concert not to be missed.</p>

In towns like Concord and Sudbury, many buyers are looking at homes requiring a mortgage above the $729,750.00 cutoff for conventional conforming loans backed by Fannie Mae and Freddie Mac.</p>
<p>Some good things are happening in this arena as documented by Bank of America, who has been pushing to offer more jumbo loans lately, and Citigroup who has seen a 30% rise in their jumbo business.  Last year these jumbo loans had much tighter restrictions and were being offered at interest rates at around 7%.  However, the trend seems to be that more lenders are offering  jumbo loans with interest rates closer to conforming loans.  In July the rates were in the 5% rather than 7% of last years range.  This caused a 30% jump in July sales of home priced above $750,000.</p>

<p>Once the tax credits had expired, there was suddenly nothing to energize buying and selling of real estate but the natural laws of supply and demand.  So, of course real estate prices dropped precipitously, which made it seem like a &#8220;historical&#8221; drop in prices if taken out of context.</p>
<p>In fact, according to the Massachusetts Multiple Listing Service, if you look at sale from a year to year comparison of  from the period of January to August, 2009 &#8211; 2010 for a few towns in Middlesex County, there was actually <strong><em>a rise</em></strong> in single family homes sold!</p>
